THE LODGER LANDLORD ADVICE SERVICE

From TJ Shepperson Solicitor

Please complete the following form.

Please complete this form and send it to us electronically by clicking the 'submit' button at the end.

If you have a long question, you may find the main boxes in the form too small to show all the text you have put in. This does not matter as all the text will be sent when the form is emailed to us. However you may find it easier to draft this part of the form in your normal word processing program and then copy and paste it into the form.

Please retain a copy of your question, just in case there is a problem with the form reaching us.

Pop ups: If your internet software protects you against popups, please enable them, as popups are used to let you know if the form has not been completed properly (ie if the required fields have not been completed). If you do not enable popups, and if you do not complete the form properly, the form will not be sent. You can tell when the form has been sent properly, as you will be re-directed back to the Lodger Landlord site. If this does not happen, the form has not been sent.

The fields marked * are required and must be completed.

This advice service is only available for questions regarding lodger situations. If your question is about anything else, you should not be using this service.

Documents:
Depending on the nature of your problem, it may help us to see copies of the relevant documents. For example if you have a lodger agreement and house rules, we will need to see this before any advice can be provided. It is important therefore that copies of all relevant documents are sent. We will normally assume, if a document is not mentioned to us or sent to us, that it does not exist.

On the other hand, solicitors charge for their time. If you send a lot of irrelevant or duplicated paperwork (for example identical emails), this will take Tessa time to sort out, which will detract from the time available to consider your case and draft your advice. Although we are prepared to be reasonably flexible, and Tessa, on the whole, is a fast reader, please only send relevant paperwork. It would also help greatly if your paperwork could be sorted into date order.

Please can you not send us any original documents, just copies. We cannot be held responsible for any original documents sent to us. Please make sure that all copies sent are clear and legible.

Postage - if you are sending paperwork by post, please be sure and pay sufficient postage. If postage is underpaid it will delay the delivery of your papers by at least a week. We will also require you to pay us the additional postage we have paid on your behalf, before drafting your advice.

Documents can also be sent to us by fax on 01603 633390, or scanned and emailed to us at tessa@lodgerlandlord.co.uk. Any documents emailed should be in pdf, word or jpg format, and be free of any computer virus or other form of infection.

Your question:
Please set out your problem clearly in the box below. Please be sure and give any relevant dates.

Please summarise here the question you would like answered in our advice:

Consumer Protection (Distance Selling) Regulations
Under these regulations you have a right to cancel this contract if you inform us within seven days of e-mailing this form to us. For this reason we will not normally carry out any work for you within this time.

However many of our clients do not wish to wait for seven days. If this is the case, you can waive your cancellation rights by ticking in the box below.

I would like you to commence work before the end of my seven day cancellation period and I waive my cancellation rights under the Consumer Protection (Distance Selling) Regulations.

Unless you waive your cancellation rights, the advice will be e mailed to you as soon as possible after seven days after receipt of your e mail, payment and any documents. If you consent to waive your cancellation rights we will send it to you as soon as we can (this will normally be within 3-4 days of receipt of payment but we cannot guarantee this). However, no work can be done before we have received payment. In all cases, we will normally aim to complete your work at the latest within 14 days of receipt of your payment.
